These Terms of Use ("Terms") govern access to and use of the NorLibs platform, website, applications, services, software, syndication services, advertising services, and related offerings (collectively, the "Services") operated by Dominus Holdings LLC ("NorLibs," "Company," "we," "our," or "us").

By creating an account, accessing, or using the Services, you agree to be bound by these Terms.

6. Listing Syndication

NorLibs may distribute listings and associated media to third-party partners when authorized by the user.

Current and future partners may include:

NorLibs does not control how third parties display, process, update, or remove syndicated content.

NorLibs does not guarantee listing placement, visibility, publication timing, or performance on third-party platforms.

Platform-specific limitation: Each syndication or listing platform — including Apartments.com (CoStar), Meta Platforms, Google, Realtor.com, Homes.com, Trulia, and Zillow — independently controls whether, when, how, and for how long your listing or media appears, and may reject, modify, delay, suspend, or remove your content at its sole discretion under its own policies. NorLibs is not liable for any such platform decision, for a platform's data accuracy, processing, downtime, or feed-ingestion failures, or for any loss arising from a platform's acceptance, rejection, removal, or display of your content. You are responsible for complying with each platform's terms and policies.

7. Advertising Services

Users may authorize NorLibs to create and manage advertising campaigns.

Advertising performance depends on factors outside NorLibs' control.

Platform-specific limitation: Advertising is delivered through third-party platforms — including Meta Platforms (Facebook and Instagram), Google Ads, and YouTube — that independently review, approve, reject, price, deliver, pause, restrict, or disable ads, ad accounts, and pages under their own advertising policies, including special-category (housing) advertising rules. NorLibs is not liable for any ad disapproval, account or page restriction or ban, billing or delivery decision, audience or reach limitation, policy change, outage, or other action taken by any advertising platform, nor for the amount any platform actually spends or charges. You are solely responsible for ensuring your campaigns comply with applicable law (including Fair Housing requirements) and the policies of each advertising platform.

8. Artificial Intelligence Services

NorLibs may provide AI-assisted tools.

AI services may generate:

AI-generated content may contain inaccuracies.

Users are solely responsible for reviewing and approving all AI-generated content before publication.

NorLibs makes no warranty regarding AI-generated output.

Platform-specific limitation: AI features rely on third-party artificial-intelligence providers. AI output may be inaccurate, incomplete, biased, non-compliant, or unsuitable, and may produce content that violates Fair Housing or advertising laws if used without review. NorLibs is not liable for AI-provider errors, downtime, model changes, or for any content you publish, syndicate, or advertise that was generated or assisted by AI. You remain solely responsible for reviewing, correcting, and approving all AI-generated content before any use.

9. Fair Housing Compliance

Users agree to comply with:

All payments are subject to posted pricing and applicable refund policies.

Platform-specific limitation: Payments are processed by Stripe. NorLibs is not liable for payment-processor errors, declines, holds, chargebacks, fraud determinations, currency conversion, or downtime, or for any dispute resolution conducted by Stripe or your card issuer. Your use of payment features is also subject to Stripe's terms.

12. Third-Party Services

The Services may integrate with third-party providers.

Platform-specific limitation: The Services depend on third-party infrastructure and platforms, including Stripe (payments), Railway (hosting), MongoDB (database), Cloudinary (media hosting), Meta Platforms, Google, YouTube, Apartments.com, and AI and email providers. NorLibs does not control and is not liable for any third party's availability, performance, security, data handling, policy changes, suspensions, terminations, or other acts or omissions. A third party's outage, change, or termination may impair the Services without liability to NorLibs.

13. Disclaimer of Warranties

THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE."

NORLIBS DISCLAIMS ALL WARRANTIES, INCLUDING:

NORLIBS DOES NOT WARRANT THAT THE SERVICES WILL BE ERROR-FREE OR UNINTERRUPTED.

14. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW:

NORLIBS, DOMINUS HOLDINGS LLC, ITS OFFICERS, MANAGERS, MEMBERS, EMPLOYEES, CONTRACTORS, AND AGENTS SHALL NOT BE LIABLE FOR:

ARISING FROM OR RELATED TO USE OF THE SERVICES.

THIS INCLUDES, WITHOUT LIMITATION, DAMAGES ARISING FROM THE ACTS, OMISSIONS, POLICIES, OUTAGES, OR DECISIONS OF ANY THIRD-PARTY SYNDICATION, ADVERTISING, AI, PAYMENT, HOSTING, OR INFRASTRUCTURE PLATFORM (INCLUDING, WITHOUT LIMITATION, APARTMENTS.COM, META PLATFORMS, GOOGLE, YOUTUBE, STRIPE, RAILWAY, MONGODB, AND CLOUDINARY).

IN NO EVENT SHALL NORLIBS' TOTAL LIABILITY EXCEED THE GREATER OF:

Users waive participation in class actions, collective actions, or representative actions to the extent permitted by law.

These Terms shall be governed by the laws of the Commonwealth of Pennsylvania without regard to conflict of law principles.

20. Changes to Terms

NorLibs may modify these Terms at any time.

Updated versions will be posted on the platform.

Continued use of the Services constitutes acceptance of revised Terms.
